Is Estate Agency a sales business? A service-based business? Or something different? In this article we take a look at why so many estate agents are having to work like headless chickens.
What is the DNA of an Estate Agency? Are we sales companies? Are we a service-based business? Maybe a middleman of some sort? Actually when you break down what we do, the results might surprise you, as technically we are mostly marketing companies BUT our software and day to day tasks are all based around admin!
If we start at the beginning of the process, an agent needs to do marketing in order to convince people to let them help in selling or letting their properties.
They then get called out on a market appraisal and have to do more post appraisal marketing in order to convince that person that they are the right agent to choose, to perform marketing for them about their property.
Once that has been agreed, the agent then needs to perform marketing about the property in order to attract potential buyers or tenants.
And only once the deal has been tied up is there then the administrational work or moving through sales progression or the rental checks.
So almost all of the work relates to marketing. But here is the thing. Most Estate Agency Software does nothing around marketing. On top of that, our teams are so bogged down with admin tasks that none of them do anything around marketing either since they spend all of their time replying to portal enquiries in order to qualify them, book viewings, chase for viewing feedback and matching properties etc.
