5 open questions to ask when booking in a landlord market appraisal
A market appraisal call from a landlord will always remain an exciting moment in the office, especially after your efforts in attracting them to reach out to you. But what does your team ask them on that call? Here are 5 questions to ask when booking in a landlord market appraisal, alongside the usual property and availability information.

1. Which one of our clients recommended you to us?
Even if they have not been recommended, this will make the landlord feel that you are well recommended by others. If they have been recommended, I would send something to the landlord who referred you, since they might still be in discussion weeks after you have done the market appraisal and will help you win that new client. Use the word client instead of customer in the question as it showcases what you are providing is a professional service.
2. What made you invest in this type of property?
This will allow them to provide information on how long they have had the property, the reasons why they purchased it and the emotion they have towards it.
3. Who currently manages the properties in your portfolio?
This will help establish either who their previous agent was or whether they manage their properties or property themselves. Here you might also be able to find out whether they have one or many in their portfolio and whether they are split amongst agents.
4. What has been your experience in letting your property out before?
Most landlords who have experienced bad tenants or other lettings agents, usually provide their problems to you in their response to the pain they have gone through. Whether that has been mismanagement, rental arrears or eviction processes.
5. What is your opinion on the current rental market?
This will help you establish whether the landlord is experienced in the property market and whether their property has been performing well. It will also open up further questions on whether the property is suited to the market and what discussions will take place when the valuer attends.
